What Are the Costs of Selling a Home in Manitoba?

Thinking about selling your Winnipeg home? One of the most important questions to ask is: “How much will it actually cost me to sell?”

Many homeowners focus on the potential selling price but don't always consider all of the expenses that can come with a move.

The good news is that many of these costs can be estimated and planned for before you put your home on the market.

In this guide, I'll explain the common costs of selling a house in Winnipeg and Manitoba, what you may need to budget for, and which expenses can vary depending on your situation.

What Are the Main Costs of Selling a Home?

There isn't one fixed cost for every seller. Your expenses will depend on your property, mortgage, selling strategy and individual circumstances.

Here are some of the costs you may want to consider:

1. Real Estate Fees

When you work with a real estate professional to sell your home, there may be professional fees or commissions associated with the sale.

These fees can vary depending on the services provided and the agreement you have in place.

When choosing someone to help sell your home, don't look only at the fee. Consider the overall service and marketing strategy, including professional photography, showings, negotiations, communication, advertising and transaction management.

2. Legal Fees

A lawyer handles important parts of the real estate transaction, including preparing and reviewing documents, dealing with the transfer of title and coordinating the closing process.

Legal fees vary depending on the lawyer and complexity of the transaction.

I recommend asking your lawyer for an estimate before listing your home so you have a clearer picture of your expected expenses.

3. Mortgage Payout and Potential Penalties

If you still have a mortgage on your property, your lender will generally need to be paid from the proceeds of the sale.

Depending on your mortgage terms, selling before the end of your mortgage term may result in a prepayment penalty.

Your lender or mortgage professional can provide the exact payout amount and let you know whether any penalties apply to your situation.

4. Repairs and Maintenance

You don't necessarily need to renovate your entire home before selling.

However, there may be smaller repairs that make sense before listing, such as fixing damaged flooring, repairing doors, touching up paint, replacing broken fixtures or addressing visible maintenance issues.

Before spending thousands of dollars on renovations, I can help you determine which improvements may make the most sense for your particular property and target buyers.

Sometimes a relatively small improvement can make a home feel much more appealing.

5. Cleaning and Staging

A clean, decluttered and well-presented home can make a strong first impression.

Depending on your property, you may want to budget for professional cleaning, window cleaning, carpet cleaning or staging.

Not every home requires the same level of preparation.

My approach is to focus on the changes that are most likely to make a meaningful difference, rather than spending money simply for the sake of making changes.

6. Professional Photography and Marketing

When you list your home with me, professional photography and video are always included as part of the marketing strategy.

Your home needs to stand out online, where most buyers begin their search. High-quality photography and video help showcase the property, highlight its best features and create a strong first impression.

My marketing approach can also include:

  • Professional photography

  • Professional video

  • Drone photography or video when appropriate

  • Virtual tours

  • Floor plans

  • Social media marketing

  • Digital advertising

  • Targeted online promotion

  • Print marketing when appropriate

I believe your home deserves to be presented professionally from day one. Photography and video aren't optional extras—they're an important part of how I market every property I list.

7. Moving Costs

Don't forget about the cost of moving.

Depending on your circumstances, you may need to budget for movers, a moving truck, packing supplies, storage or temporary accommodation.

If you're selling and buying another home at the same time, coordinating the timing of the two transactions can also affect your moving expenses.

I can help you plan the timing of your sale and purchase so you have a clearer idea of what to expect throughout the transition.

8. Condo-Related Costs

If you're selling a condominium, there can be additional considerations.

You may need to obtain or provide condominium documents and information related to the unit and corporation. There may also be specific administrative or document-related charges depending on the building and property manager.

If you're selling a condo, I can help you understand what documents and information may be required and make sure we address these items early in the process.

9. Tax Considerations

Your tax situation depends on factors such as how the property was used, whether it was your principal residence, and other individual circumstances.

For questions about your specific tax situation, speak with a qualified accountant or tax professional.

I can help you understand the real estate side of the transaction, while your accountant or tax advisor can provide advice about your individual tax obligations.

How Much Money Will I Actually Receive From the Sale?

A home's selling price isn't necessarily the same as the amount you will have available after the transaction.

A simple way to think about it is:

Sale Price
− Mortgage Payout
− Real Estate Fees
− Legal Fees
− Other Selling Expenses
= Approximate Net Proceeds

Your actual amount will depend on your specific circumstances.

Before you list, I can help you prepare an estimated net proceeds calculation so you have a better understanding of how much you may have available after the sale.

This can be especially helpful if you're planning to purchase another property.

What Should I Do Before Listing My Winnipeg Home?

Before putting your home on the market, start with a conversation about your goals.

You don't have to list immediately.

I can help you review your property's current condition, discuss potential improvements, look at comparable properties, estimate potential selling costs and develop a plan that fits your timeline.

I've been part of the Winnipeg real estate market since 2009, helping homeowners prepare, price and sell their properties.

Over the years, I've learned that every seller and every property is different. There is no one-size-fits-all selling strategy.

Whether you're thinking about selling next month or sometime next year, knowing your numbers early can help you plan with confidence.

Frequently Asked Questions About Selling a Home in Manitoba

How much does it cost to sell a house in Winnipeg?

There is no single fixed cost. Common expenses can include real estate fees, legal fees, mortgage payout or potential penalties, repairs, cleaning, staging, moving expenses and other transaction-related costs.

Do I have to pay a real estate professional to sell my house?

If you choose to work with a real estate professional, there may be professional fees or commissions according to the agreement you enter into. The amount and services included can vary, so sellers should review the agreement carefully.

How much does a lawyer cost when selling a house in Manitoba?

Legal fees vary depending on the lawyer and the complexity of the transaction. Sellers should ask their lawyer for an estimate of the expected costs before closing.

Do I have to pay off my mortgage when I sell my house?

Your mortgage typically needs to be discharged as part of the sale. Depending on your mortgage agreement and timing, there may also be a prepayment penalty. Your lender can provide the exact payout amount.

Should I renovate my house before selling?

Not necessarily. Some repairs or improvements can help your property appeal to buyers, but major renovations don't always provide enough additional value to justify their cost. I can help you decide which improvements may be worthwhile before you spend the money.

What is a net proceeds estimate?

A net proceeds estimate is an approximate calculation of how much money you may have left from the sale after accounting for expenses such as your mortgage payout, real estate fees, legal fees and other applicable costs.

Are there costs specific to selling a condo?

Yes. Condo sellers may have additional document, administrative or property-management-related considerations. The exact requirements and costs depend on the condominium corporation and transaction.

Should I sell my Winnipeg home before buying another house?

This is one of the most common questions I hear from homeowners planning their next move. There is no one-size-fits-all answer.

Selling first can give you a clearer idea of how much money you'll have available for your next purchase, while buying first may give you more certainty about where you're going next.

I can help you look at your timeline, current home value, financial considerations and the Winnipeg market so you can understand your options and plan your move with confidence.

If you're thinking about selling and buying at the same time, I can help coordinate both transactions and guide you through the process from start to finish.

How Much Is My Winnipeg Home Worth in 2026?

If you’re thinking about selling your Winnipeg home, one of the first questions you may have is: “How much could I actually sell my home for?”

It’s a very important question—and getting the answer right can make a big difference.

Your home’s value isn’t determined by what you originally paid for it, what your neighbour is asking, or your municipal assessed value. The true market value is based on what buyers are willing to pay for a similar property in the current Winnipeg real estate market.

What Affects Your Home’s Value?

When I prepare a home evaluation for a seller, I look at several factors.

Recent comparable sales: What have similar homes in your area actually sold for recently?

Location: Your neighbourhood, nearby schools, parks, shopping, transportation and other amenities can all influence buyer demand.

Condition: A well-maintained home that is move-in ready can appeal to a different group of buyers than a property requiring significant work.

Updates and renovations: Kitchens, bathrooms, flooring, windows, mechanical systems and other improvements can influence how buyers view your home.

Size and layout: Square footage is important, but so are the number of bedrooms and bathrooms, basement development, garage, storage and the overall functionality of the home.

Current competition: What other homes are currently on the market that your property will be competing against?

Is My Assessed Value the Same as My Home's Market Value?

No.

Your municipal assessed value and your current market value serve different purposes. The assessed value is not necessarily an accurate indication of what your home could sell for today.

For sellers, I’m much more interested in recent comparable sales and current competition because these give us a better understanding of today's market.

Why Pricing Your Home Correctly Matters

It can be tempting to start with a high asking price and reduce it later if necessary.

But your home's first days on the market are important. Buyers and their agents are watching new listings, comparing properties and deciding which homes are worth seeing.

The right price can generate interest, showings and potentially multiple offers. An unrealistic price can cause a home to sit on the market while buyers wait for a reduction.

My goal isn't simply to tell you the highest number I can justify. My goal is to help you develop a pricing strategy that makes sense for your property and the current market.

How Can I Find Out What My Winnipeg Home Is Worth?

The best place to start is with a professional Comparative Market Analysis (CMA).

A CMA considers recent sales, current listings, neighbourhood conditions and the specific features of your home.

If you're thinking about selling—even if you're still months away from making a decision—I can help you understand where your property stands in today's Winnipeg market.

With 17 years of real estate experience in Winnipeg and surrounding areas, I’ve helped many homeowners prepare, price and sell their properties.

Frequently Asked Questions

How much is my house worth in Winnipeg?

The value of a Winnipeg home depends on factors such as location, size, condition, renovations, lot size, layout, recent comparable sales and current buyer demand. A professional Comparative Market Analysis can provide a more accurate estimate of current market value.

How do I find out what my house is worth before selling?

A REALTOR® can review recent comparable sales and current competition to prepare a Comparative Market Analysis. This can give you a better indication of what your home may sell for in the current market.

Is the assessed value of my Winnipeg home the same as its selling price?

Not necessarily. Municipal assessed value and current market value are different. Market value is influenced by current buyer demand and what similar properties are actually selling for.

Should I renovate my house before selling?

Not every renovation will increase your selling price enough to justify the cost. Before spending money on major improvements, it's worth discussing which repairs or updates are likely to make the biggest difference to buyers.

When is the best time to sell a house in Winnipeg?

There isn't one perfect selling month for every property. The best timing depends on your home, your neighbourhood, current market conditions and your personal circumstances. A good pricing and marketing strategy can be more important than simply choosing a particular month.

How can I get the highest possible price for my Winnipeg home?

Accurate pricing, strong presentation, professional photography, effective marketing and making the home easy for qualified buyers to view can all contribute to a successful sale. The strategy should be tailored to your specific property and the current market.
